Removals In Southwark For Houses, Flats And Offices
Southwark runs from the wharves at Bankside down to the Dulwich border, and almost no two moves in it are alike. A third floor warehouse conversion off Shad Thames, a flat behind Rye Lane and a new block on the Canada Water peninsula each need a different vehicle, crew size and plan for the kerb outside. We have been running removals in Southwark since 2003, so we know where the loading bays are, which zones run until 11pm and which streets a Luton cannot turn into.
Moving Here
What Moving Day Looks Like Between The River And Dulwich
The northern end of the borough is dense and controlled from early morning. In SE1 and SE16 you get converted warehouses, riverside blocks with concierges, railway arches and streets where the only legal stopping place is a bay booked in advance. Push south into SE5, SE15 and SE17 and the housing changes completely: terraces split into flats, large estates with internal roads, and shopping streets with camera enforced restrictions through the middle of them.
What stays constant is pressure on the kerb. Around 60% of the borough sits inside a controlled parking zone, several main roads carry red route controls that cannot be suspended, and many blocks release a service lift only if it was booked. That is why quotes for Southwark removals start with two questions people rarely expect: what is outside the door, and who holds the key to the lift.
Areas We Serve
Areas And Postcodes We Load In Across Southwark
Loading on Shad Thames, where the cobbles are narrow and warehouse doors open onto the road, has nothing in common with loading on Choumert Road in SE15. Here is how the job changes across the borough.
Bankside And Borough High Street (SE1)
Zone C1 at Bankside is controlled every day from 8am to 11pm, so there is no quiet evening slot to fall back on. Borough High Street, Southwark Street and Blackfriars Road are red routes: no stopping, no loading, whatever the vehicle. Most moves here run off a suspended bay on a side street.
Shad Thames And Bermondsey Street (SE1)
The old wharf buildings have cobbled setts, overhead walkways and entrances built for handcarts rather than 3.5 tonne vans. Tooley Street, St Thomas Street and Druid Street are red routed, and Battle Bridge Lane has a vehicle length limit at its junction. We often size down and shuttle to a larger van nearby.
Grange Road And Southwark Park Road (SE1, SE16)
Zone G covering Bermondsey runs Monday to Sunday, 8.30am to 11pm, while neighbouring Grange is Monday to Friday, 8am to 6.30pm, and Tower Bridge Road is a red route. Crossing two zone boundaries within a few hundred metres is normal here, so a suspension has to name the right zone and the right side of the street.
Rotherhithe And Canada Water (SE16)
Zone G covering Bermondsey runs Monday to Sunday, 8.30am to 11pm, while neighbouring Grange is Monday to Friday, 8am to 6.30pm, and Tower Bridge Road is a red route. Crossing two zone boundaries within a few hundred metres is normal here, so a suspension has to name the right zone and the right side of the street.
Walworth Road And Elephant And Castle (SE17, SE1)
Zones D, E and M1 sit side by side with different boundaries, and Walworth Road carries camera enforced bus lanes and stop clearways that catch drivers pulling in to unload. The Congestion Charge boundary runs along New Kent Road and the Elephant junction, so two addresses a street apart can sit either side of it.
Rye Lane And Camberwell Church Street (SE15, SE5)
Rye Lane is under a camera enforced motor vehicle prohibition with a servicing window of 7am to 10am only, so anything on that stretch means an early start or a carry in from a side road. North Peckham has traffic filters at Fenham Road and at Goldsmith Road with Meeting House Lane, which break routes satnavs still offer.
Property Types
Warehouse Conversions, Terraces, New Builds And Estate Flats
Warehouse Conversions And Loft Flats
Converted wharf and factory buildings look generous inside and are anything but on the way in. Original openings are narrow, communal stairs turn tightly around a central well, and listed status rules out taking off a window or handrail to make space.
We measure the pinch points before the date is confirmed: front entrance, tightest turn on the stairs, lift car if there is one. Beds and sofas come apart in the flat rather than being wrestled through whole, and if a piece will not fit we say so at quote stage.
Victorian Terraces And Converted Maisonettes
The terraces across SE5, SE15 and SE17 were rarely built for the way they are lived in now. Halls are narrow, the return at the top of the first flight is tight, and a first floor conversion means carrying everything past a neighbour’s door with no lift in the building.
Our crews work these buildings constantly. We protect shared halls and stair edges, warn the flat below if the carry is long, and bring enough people that nothing sits half in and half out of a communal doorway.
New Build Blocks With Booked Service Lifts
Riverside and dock developments run on a schedule. The service lift needs booking, the loading bay may have a height barrier and time limit, and concierge teams often want documents before releasing the lift key.
We take the slot in writing from the building manager and plan the van arrival around it. If the slot is two hours, we size the crew so two hours is enough rather than hoping for goodwill at the end.
Estate Flats And Deck Access Blocks
Estate moves have their own rules. Internal roads are often permit controlled and separate from the surrounding zone, bays near the block fill early, and a single lift can go out of service with no notice.
We plan a fallback carry route before arriving and confirm with the housing office where a van can stand. For upper floors with no working lift we add crew rather than extend the day, which keeps the move inside its window.
Parking & Permits
Parking Suspensions, Red Routes And Camera Zones
Southwark Council asks for seven days notice to suspend a parking bay, with a non refundable admin fee alongside the daily charge per space. Once granted, a yellow warning notice goes up on the nearest sign five days before it starts, which is what stops the space filling the night before. Current rules, charges and the application form are on the council’s own page: Southwark Council parking bay suspension.
What catches people out here:
- There are 31 controlled parking zones covering roughly 60% of the borough, and neighbouring zones often run different hours.
- Bankside (C1) and Bermondsey (G) are controlled seven days a week until 11pm, so an evening or weekend move is no way around the zone.
- Short window zones are easy to misread: Peckham West 9am to 11am, Queens Road 1pm to 3pm, Dog Kennel Hill 11am to 1pm, Herne Hill noon to 2pm.
- Red routes cannot be suspended at all: Borough High Street, Old Kent Road, New Kent Road, Tower Bridge Road, Southwark Street, Blackfriars Road, Tooley Street, Jamaica Road, Great Dover Street and Druid Street.
- The borough runs 31 School Streets with restricted access at drop off and pick up, several camera enforced, so a term time move near a school needs its timing checked.
- Estate parking is administered separately, so the bay outside a block is not always covered by the same suspension.
We handle the application as part of the booking. Give us the address and date, and we will check the zone, apply for the right bay on the right side of the street and keep the paperwork with the crew. Where a suspension is not possible, on a red route frontage for example, we plan the nearest legal standing point and price the carry honestly rather than discover it at 8am.

Why Elephant Removals
Why Choose Elephant Removals For A Move Here
Established in 2003
Over twenty years moving households and offices across London, and long experience of this borough. Crews who have already carried a sofa down a Bermondsey warehouse stair do not treat it as a surprise.
Access sorted before the date
We apply for the bay suspension, confirm the lift slot with the manager or porter and check both ends of the move, not only the one you are leaving.
Insured Moves
Goods in transit and public liability cover, with documents on request. Agents in the newer SE1 and SE16 blocks often want these before releasing a lift, so we send them ahead.
Flexible Service
Crew and van only, part pack, or a fully packed move. Single items through to whole houses, with early starts where a servicing window such as Rye Lane makes that the only option.

Southwark Removals FAQs
Seven days. A yellow warning notice goes on the nearest sign five days before the suspension begins, and there is a non refundable admin fee on top of the daily charge per space. We make the application as part of the booking, so tell us your date as early as you can.
Yes, and it is separate from the removal. Southwark handles council tax changes, parking permit accounts and housing records through its own moving home forms, so update those directly with the council.
We can move unwanted items to storage, to a charity or down to ground level. Southwark’s bulky waste service collects household items only from ground floor level outside the property, not from landings, balconies or bin stores, so anything upstairs has to come down first.
Yes. We move studios in the railway arches, small offices around Borough and London Bridge and full floors in the larger SE1 buildings. Evening and weekend slots keep the disruption off a working day where a building allows them.
Only if the address sits inside the zone. The boundary runs along New Kent Road, the Elephant and Castle junction and Tower Bridge Road, so Bankside, Borough and London Bridge are inside it, while Walworth, Peckham, Camberwell and Rotherhithe are not.
Yes, and we prefer to. We contact the concierge or building manager beforehand, take the lift slot in writing and send documents if the agent asks. Crew size is then set so the move fits the slot you have been given.
