What A Move In SW3 And SW10 Actually Looks Like
Chelsea packs a lot of very different property into a small stretch of west London. Around Sloane Square and the eastern end of King’s Road you have the grand red-brick mansion blocks and stucco terraces of the Cadogan Estate. Head west and the postcode shifts through the historic core near Royal Hospital Road, then out towards Beaufort Street where SW3 meets SW10 and things turn quieter and more residential.
That variety changes the job. A move from a fifth-floor mansion flat off Cadogan Square is a different exercise from a mews house near Pavilion Road, or a townhouse on Cheyne Walk with irregular floor levels and low ceilings. Almost all of SW3 sits inside a conservation area, so protected railings, tight historic pavements and listed frontages are part of the picture too. Getting these details straight before moving day is what keeps a Chelsea move calm rather than chaotic.

From the polished east end around Sloane Square to the World’s End estate at the far reach of King’s Road, no two Chelsea addresses move the same way. These are the pockets we work in most, and the kerb-level problems each one tends to throw up.
Sloane Square and Cadogan Square
This is Cadogan Estate territory, full of five-storey Victorian terraces and mansion blocks with servants’ stairs, marble halls and small period lifts. Parking is permit-controlled and scarce, so we usually plan a loading point and, where it helps, a suspended bay. Estate-managed blocks often need contractor details logged before we arrive.
King's Road and Duke of York Square
King’s Road itself is a red route, which means no stopping during controlled hours. For addresses along this stretch we load from a side street or a booked bay rather than the main road. Deliveries around Duke of York Square and the Saatchi Gallery end also have to work around footfall and delivery restrictions.
Cheyne Walk and Chelsea Embankment
Some of the oldest houses in the borough sit here, several of them Grade I or Grade II listed, with narrow staircases and intimate room proportions. Large items sometimes need to go through a window or over a balcony rather than up the stairs, so we measure carefully first. The Embankment sits in a flood-risk strip, and lower-ground floors need care in wet weather.
Oakley Street and Chelsea Manor Street
Mansion flats in blocks such as Oakley Gardens offer generous rooms and communal gardens, but access runs through shared entrances, communal corridors and, in some blocks, a single lift shared with residents. We protect communal areas as we go and book lift time where the building requires it.
The Boltons and Tregunter Road
Cross into SW10 and you meet some of the largest single homes in the borough, substantial detached and semi-detached houses with gardens and coach houses. Space to work is better here, though the sheer size of the moves, and the antiques and art that often come with them, calls for proper crews and careful handling.
World's End and Chelsea Harbour
At the western end, the World’s End estate brings tower-block moves with goods lifts, booking slots and communal access rules. Down at Chelsea Harbour and the SW10 riverside you get new-build apartments with concierge desks, loading bays and their own delivery protocols. Both reward a mover who confirms the access plan before the van arrives.

Mansion Flats And Mews Houses: The Access Problem
Most of the friction in a move here comes down to the building, not the distance. Here is what the main property types tend to involve, and how we deal with each.
Period mansion blocks
The problem: grand blocks around Cadogan Square, Sloane Avenue and Oakley Gardens were built for a different era. Staircases turn tightly, lifts are often small and shared, and porters or estate managers may need contractor details and insurance confirmed in advance.
What we do: we survey the stairwell and lift before quoting, book any lift or loading window the block requires, and bring the crew size the job needs so nothing gets rushed through a communal hallway.
Mews houses
The problem: the pretty mews behind Cadogan Square and along Pavilion Road were built for horses and carts, not seven-tonne lorries. Entrances are low, cobbles are uneven, and a full-size removal van often cannot get close.
What we do: we plan a shuttle with a smaller vehicle where access is tight, work out the walking route in advance, and protect doorways and floors on the way through.
Georgian and Victorian townhouses
The problem: multi-storey homes on streets like Old Church Street and Flood Street mean stairs, half-landings and listed frontages you cannot fix a hoist to. Bulky furniture and pianos rarely take the easy route.
What we do: we measure doorways, stairwells and turns beforehand to answer the “will it fit” question early, then dismantle and reassemble larger pieces where needed rather than forcing them.
Riverside and new-build apartments
The problem: apartments around Chelsea Harbour and Chelsea Embankment come with concierge desks, booked loading bays, service lifts and time slots. Turn up without a booking and you may not get in.
What we do: we speak to building management ahead of the move, reserve the lift and bay, and bring the paperwork so the crew clears security without hold-ups.
Parking And Loading
Parking, Loading And The King's Road Red Route
Parking is the part of a move here people underestimate. Most streets in SW3 and SW10 are resident-permit zones with very little free kerb space, and the Royal Borough of Kensington and Chelsea enforces them closely. You are allowed to load and unload in a bay or on a single yellow line if you can find room and keep it continuous, but leave the van sitting and you risk a Penalty Charge Notice.
For anything larger, we can apply to RBKC to suspend a bay right outside. The council needs about ten working days’ notice for a resident bay, or two working days for a pay-by-phone bay, and short-notice requests carry an extra fee. We handle that application as part of the move so the space is reserved before we arrive.
Two things worth knowing. King’s Road is a red route where the council cannot suspend bays, so properties along it load from side streets instead. And while most of Chelsea sits outside the Congestion Charge zone, the eastern edge near Sloane Square is close to the boundary, so if your move runs on into central London the route is worth checking. The whole borough sits within the London-wide ULEZ, which we factor into how we plan vehicles and timing.
