Why Kensington Moves Run On Access, Not Mileage
A three bedroom move from Putney to Richmond and a three bedroom move from Queen’s Gate to Campden Hill Road hold the same volume. They are not the same job. Around 73% of the Royal Borough sits inside a conservation area, which is why the housing stock is what it is: tall terraces cut into flats, mansion blocks built before anyone thought about furniture lifts, mews houses behind arches a Luton will not fit through.
So the work moves off the road and onto the stairs. The day is set by the floor you are on, whether there is a lift and whether you may use it, and how far the van can legally stop from the door. Streets And Pockets We Work In Across W8, SW7 And SW5
Loading outside a shop on Kensington Church Street and loading outside a mansion block on Queen’s Gate are two different problems. Coverage runs from W8 and SW7 out to SW5 and W14, and north into W10 and W11; these are the pockets that come up most, and what each costs you in time.
Kensington Church Street and Holland Street, W8
Church Street is narrow, one way, on a bus route, and lined with antique shop frontages that leave almost no usable kerb. We load from Holland Street or Vicarage Gate and carry, or start before the shops open.
Phillimore Gardens and Campden Hill Road, W8
Wide stucco fronts, but nearly every bay is resident permit only and the hill makes trolley work slower than the street looks. A suspension is worth the paperwork, because the alternative is an uphill carry.
Queen's Gate and Cornwall Gardens, SW7
Mansion blocks behind railings with raised front steps, and communal garden squares no vehicle can enter. Most of the day goes on the steps, the lift and the porter’s rules on which entrance you may use.
Onslow Gardens and Sumner Place, SW7
Stucco terraces divided into flats, with lower ground floors reached by a separate stair under the pavement. Wardrobes and sofas often come up through the front area rather than the main door, so we measure that stair beforehand.
Nevern Square and Philbeach Gardens, SW5
Earl’s Court crescents are mostly conversions: four or five floors, no lift, and a half landing turn that stops a standard double wardrobe. We send the crew size the stair needs, not the room count.
Gledstanes Road and Fitzgeorge Avenue, W14
West Kensington sits in Hammersmith and Fulham, not the Royal Borough, so the suspension goes to a different council under different notice rules. Mansion blocks here have wider stairwells than SW7 and rear entrances that load more easily.
Property And Access

The building type tells us more than the postcode does. These four cover most of what we move.
Five storey stucco terraced houses
The classic Kensington house runs lower ground to third floor, with a raised entrance up six or eight steps and railings narrowing the approach. The top floor was servants’ rooms, so the staircase tightens the higher you go.
We check the top landing first, because that is where the job works or does not. Where a wardrobe will not turn, we dismantle it and rebuild it at the other end.
Mansion block flats
Blocks around Queen’s Gate, Cornwall Gardens and Kensington Court often have a passenger lift and no goods lift, and many agents will not allow furniture in it at all. Some restrict moves to weekday hours and want notice in writing.
We contact the porter or agent before the date is confirmed, agree the entrance, lift and time window, and send the documents they ask for. Where the lift is off limits, we price the stair carry rather than finding it at 8am.
Flats above shops and period conversions
Along Kensington High Street, Old Brompton Road and Earl’s Court Road, flats above the shops are reached through one street door and a stair nobody widened, with the kerb restricted during trading hours.
We start early where restrictions allow, shuttle with a smaller vehicle if the road will not take a Luton, and take the awkward pieces out while the street is quiet.
Mews houses
Kynance Mews, Adam and Eve Mews and the rest sit behind arches with real height limits, on cobbles, with no turning circle once inside. A full size vehicle often cannot pass the entrance.
We check the arch height in advance and shuttle with a smaller van to a larger vehicle on the main road. Mews staircases are steep, so heavy items sometimes leave through a first floor window on a hoist.
Parking And Permits
Parking Suspensions In Kensington And Chelsea: The Rules That Catch People Out
Almost every residential street here sits inside a controlled parking zone, so the vehicle needs a plan for the kerb before it needs a route. The Royal Borough asks for ten working days’ notice in writing to suspend a resident permit bay, and two working days for a pay by phone bay. The council’s terms and application form are on the RBKC parking suspension page, or leave it to us.
The details that cost people a move day:
- Working days mean Monday to Friday, excluding bank holidays, and applications must reach the council before 3pm to count for that day.
- Short notice applications for permit bays, up to five days before, are discretionary and cost more. They are not a right.
- To extend, tell the council in writing by 3pm the day before it ends. Miss that and the bay returns to general use, and you reapply with full notice.
- A suspension is not compulsory for a domestic or office move. The council allows you to stop in any bay or on a single yellow line without obstruction, as long as loading stays continuous. What you cannot do is put out cones to hold a space.
- The council does not suspend bays on red routes. The A4 Cromwell Road, the A3220 and the A40 are Transport for London roads, so they need a TfL dispensation instead.
