Eltham is five controlled parking zones stitched together, a 1915 conservation area with no driveways in it, and a red route along its southern edge. None of that shows on a floor plan, and all of it decides where the van can legally stand. We have moved people in and out of SE9 since 2003, from the cottages off Well Hall Road to the semis in New Eltham and the flats above the High Street. What Moving In Eltham Usually Involves
Most of SE9 was built between 1900 and 1939, in three waves that each left a different kerb problem behind. The Corbett houses in Eltham Park have long front paths and steep stairs. The Progress Estate at Well Hall was laid out deliberately without off street parking, and still has none. The inter war semis further out have driveways, but they are narrow and usually already holding a car.
So almost every job here turns on where the van stands rather than how much there is to carry. Get it right and a three bedroom house loads in a morning. Get it wrong and the crew walks the contents forty metres to a legal space, which adds hours to the day and a penalty charge to the bill. That is the part we settle before the date is confirmed.

From The High Street To New Eltham And Mottingham
Passey Place is a short parade with loading time limits and constant turnover. Ross Way is a 1915 lane wide enough for one vehicle. Both are Eltham, and they need different plans.
Eltham High Street And Passey Place
The town centre sits in the Eltham Centre zone, controlled Monday to Saturday, 9am to 5.30pm. Flats above the shops are reached by one stair off the pavement, with nowhere to stage furniture except the footway. We suspend a bay on the nearest side street rather than holding one on the parade.
Well Hall Road And The Progress Estate
Around 1,300 houses built in 1915 for Royal Arsenal workers, on narrow curving roads with passageways between the groups. The estate was designed without any residential off street parking and conservation area status has kept it that way. Well Hall Road carries the traffic, so we work the side roads and suspend early.
Mottingham And Court Road
Corbett built these streets between 1900 and 1914, and they now sit in the Eltham Outer zone, controlled only from 11am to 12.30pm on weekdays. That narrow window catches people out. A van in a permit bay at 11.05am is still a ticket, even though the street looked unrestricted an hour earlier.
Millennium Way and Upper Riverside
Court Road is a through route with a bus service and limited kerb space, and the roads off it are quiet but tight at the junctions. Mottingham has its own permit zone and hours. We check which side of the borough boundary the property sits on first, because the neighbouring council runs a different process.
New Eltham, Footscray Road And Southwood Road
The New Eltham zone runs 9.30am to 11am on weekdays only, one of the shortest windows in the borough. Most housing here is inter war semis with short driveways. We load off the drive and keep the van on the road, so the timing of that 90 minute window matters more than it looks.
Middle Park, Horn Park Lane And Eltham Green
Estate roads with grass verges, bollards and dropped kerbs that are not always where the plan says. Horn Park Lane and the Eltham Green Road junctions carry restrictions that change with the school run. We walk the access on the survey and pick an approach that avoids reversing a Luton past parked cars.

Arts And Crafts Cottages And Conservation Area Terraces
Staircases in the older houses turn twice between floors, with half landings too tight for a three seater sofa or a king divan. Sash windows in listed properties cannot be removed for hoisting without consent, so anything that will not go up the stairs comes apart instead.
We measure the tightest turn at survey and tell you in advance which items need dismantling. Beds, wardrobes and modular sofas come apart and go back together as part of the job.
Edwardian Terraces And Semis With Long Front Paths
Blocks on the Peninsula and at Royal Arsenal control access tightly. Service lifts are booked in slots, loading bays carry height barriers and time limits, and most managing agents want proof of cover before releasing the lift.

Flats Above High Street Shops And Maisonettes
Conversions off Trafalgar Road, around Maze Hill and through Charlton share one front door and one narrow staircase with no lift. Bay windows, tiled hallways and other people’s post trays all sit in the way of a wardrobe coming down.
We cover communal areas before anything moves, use door and banister protection on shared stairs, and take larger items down in pieces.
Inter War Semis And Newer Flats Near The Station
The 1930s semis around Charlton, Blackheath Standard and the Eltham border often have a loft reached by a steep fixed ladder, plus a garden room at the end of a side return. Driveways are usually too short for a Luton, which puts the van back on the street.
We plan the loft and garden room as separate stages, clear the side return before loading starts, and get the suspension in early where the driveway will not take the vehicle.

Five Parking Zones, Five Different Sets Of Hours
Royal Greenwich asks for ten working days notice to suspend a parking bay, and that is the number that governs how early you should book a move in SE9. Applications go in through the council’s own page, apply to suspend a parking bay, and we handle it as part of the job when the property needs one.
The complication in Eltham is that the hours are not consistent across the area. The zones that cover SE9 run to different schedules:
- Eltham Centre (EC) and Eltham North (EN): Monday to Saturday, 9am to 5.30pm
- Eltham Outer (EO): Monday to Friday, 11am to 12.30pm only
- New Eltham (N): Monday to Friday, 9.30am to 11am only
- Mottingham (M), Avery Hill and Falconwood: separate zones with their own hours
Three things catch people out. A short control window still bites, so a van in a permit bay for ninety minutes in New Eltham is a penalty charge even though the road is unrestricted the rest of the day. Residents moving house can ask for a second bay free on the first day of a suspension, worth requesting because two bays give a tail lift room to work. And the A20 Sidcup Road and A205 Westhorne Avenue are red routes with clearway lengths where stopping is banned at any time, so a property fronting either needs the van on a side road from the start.
