Flat Removals London

Flat removals in London are rarely just about the furniture. It’s the service lift that needs booking, the stairwell that turns at ninety degrees, and the loading bay that disappears by mid-morning. Our crews handle these access puzzles in apartment blocks across the capital every working day.

Collection and delivery across the capital

Buildings we work in

Every Kind of London Flat, New-Build to Conversion

A twelfth-floor apartment in a managed block and a second-floor conversion above a shop are two completely different jobs. Same furniture, maybe. Nothing else in common. Our flat removal teams work across all of it.

9 Elms Square

Purpose-built blocks and new-builds

Service lifts, concierge desks, loading bays and booking slots. These moves run smoothly when the paperwork is done in advance, and badly when it isn’t. We’ll tell you what to arrange and when.

Period conversions and walk-ups

Narrow Victorian staircases, half-landings, shared front doors and no lift anywhere. Getting a three-seater sofa down from the third floor takes planning and enough hands, not brute force.

Commercial Movers London

Studios and small flats

Smaller loads, often first-time renters or a move between shared houses. Quick to load, but the access problems are identical — and a Luton van still can’t park on a red route.

By flat size

Flat Removals by Property Size

One and two bedroom flats are where most London moves sit, so both are covered in detail below. The size of the flat sets the van, the crew and the time — but the floor you’re on can change all three.

Studio

Studio Flat Removals

A bed, a wardrobe, a small sofa and a stack of boxes. Straightforward on paper. The variable is almost always access rather than volume.

1 Bed

1 Bedroom Flat Removals

Our most requested flat move. A double bed, wardrobe, sofa, dining table and the contents of a kitchen. The bed and wardrobe usually come apart before they go anywhere near the stairs.

2 Bed

2 Bedroom Flat Removals

Two bedrooms, a living room and a kitchen adds up faster than people expect — especially with a second wardrobe, a desk, and whatever’s been living on the balcony. Worth an extra pair of hands.

3+ Bed

3+ Bedroom Flats and Penthouses

Larger apartments, duplexes and penthouses, often with high-value furniture, artwork and appliances. We treat these as planned projects rather than a van and a morning.

Not sure which size fits your flat, or what the fourth floor does to the timings?

Before moving day

Lifts, Stairs, and Building Access

Booking the service lift

Most managed blocks and new-build developments expect the lift to be booked in advance through building management or the concierge. Slots go quickly at weekends and month-end, so book it the same day you book the removal. Some buildings also ask to see confirmation of the removal company's insurance before they'll approve access, and a fair few restrict moves to weekday working hours. Ask your building manager what they need — then tell us, and we'll work to it.

Access at both ends, not just one

Floor number, lift or no lift, how many flights, whether the stairwell turns. We need this for the flat you're leaving and the one you're moving into. A third-floor walk-up at the destination changes the crew size just as much as one at the collection address, and it's the detail most people forget to mention.

Parking and loading

Very few London blocks have a proper loading bay. On residential streets you may need a parking suspension from the council, which most boroughs want several working days' notice for. Watch out for gated estates and underground car parks too — the height barrier is usually around two metres, and a Luton van isn't getting under it. Better to know that in advance than at 8am on a Saturday.

Protecting the communal areas

Shared stairwells, lift interiors and lobby floors belong to the building, not to you — which is exactly why scuffs there turn into deposit deductions and letters from the managing agent. Our crews cover the routes they're carrying through before anything heavy leaves your front door.

One question to ask before you book anything: is there a lift, and is it big enough for a sofa? A goods lift in a 1960s block will usually take one. A small passenger lift in a converted townhouse often won’t, and the sofa ends up going down the stairs instead. Two very different mornings.

Why Elephant Removals

Why Choose Elephant Removals for Your Flat Move?

Blocks are our normal working day

Concierge sign-in, booked lift slots, protecting a communal stairwell, waiting for a lift that's already carrying someone else's wardrobe. Our crews do this week in, week out across London, so none of it slows them down.

Insured moves

Your belongings are covered while they're with us. Worth having on any move, and particularly reassuring when your sofa is being manoeuvred round a half-landing that it barely fits through.

The crew sized to the access

A fourth-floor flat with no lift needs more people, not more hours. We work out the crew from the floor number and the staircase, which is why we ask about both before quoting rather than after arriving.

Dismantle, move, rebuild

Beds, wardrobes and flat-pack units come apart at the old flat and go back together at the new one. Not an extra you have to ask for — in a flat move it's usually the only way the furniture gets out at all.

We just moved. Umar, Asad and Tan made everything look easy. They were fast and efficient, wearing a big smile throughout. They made a stressful situation a little less so. If you need to move, your first call should be to Elephant Removals! They are very good value.

Common Questions

Packing Services London FAQs

Yes, and they’re the two sizes we’re asked for most often. A one bedroom flat usually needs a Luton van and two crew; a two bedroom flat often needs a third pair of hands, particularly if there’s no lift. Furniture dismantling and reassembly is included either way. Studios and larger three-plus bedroom apartments are covered too.

Then we send more crew. Walk-up flats and period conversions are routine work for us, but the floor number genuinely changes how many people we need and how long the day takes. Mention the floor and the staircase when you request a quote and it gets built in from the start.
Yes, all moves with Elephant Removals are insured. We carry [£X] public liability cover and [£Y] goods-in-transit cover as standard. If your building management asks for confirmation of insurance before approving lift access, or if you have high-value items that need additional protection, mention it when you request your quote and we’ll send the certificate through.

All of it. We handle flat removals in north London, south London, east and west London, central blocks and the outer boroughs, as well as moves between London and the rest of the UK. See areas we cover for the full list.

It depends on the size of the flat, the floor you’re on, whether there’s a lift, the distance between addresses, and whether you want packing or storage added. Access is the factor people underestimate: a two bedroom flat on the ground floor and the same flat on the fourth with no lift are not the same job. Tell us those details and we’ll give you a proper quote rather than a guess.

Lift bookings normally have to come from the resident, since building management will only take the request from you. Parking suspensions are applied for through the council and also need a few working days’ notice. We’ll tell you what’s likely to be needed for your addresses so nothing gets left to the morning of the move.

We can. For part-loads, a single sofa, or a handful of boxes, our man and van service is usually the more sensible option. If you’re not sure which fits, describe what you’ve got and we’ll point you to the right one.

Both. Packing services can be full or partial, and storage covers the gap when a tenancy ends before the new flat is ready. Overlapping dates are common with London flats, so it’s worth asking early.
