Moving In SE10, SE3 And SE7
Removals Greenwich: House, Flat And Office Moves Across SE10, SE3 And SE7
Moving in Greenwich rarely comes down to the size of the load. It comes down to the kerb outside. A Georgian terrace on Crooms Hill, a second floor conversion off Trafalgar Road and an apartment on the Peninsula each need a different plan for where the van stops and how long it can stay. We have moved households and offices across South East London since 2003, and we handle the bay suspension, the lift booking and the access check before your date is confirmed.
Local Knowledge
What Makes A Move In SE10 Different
The borough holds a wider spread of property than most people expect. SE10 runs from listed Georgian houses on the park side of West Greenwich to glass towers on the Peninsula built in the last ten years, with dense Victorian terraces along Trafalgar Road in between. SE3 brings the large villas around Westcombe Park, SE7 the tight streets of Charlton Village, and SE18 the riverside blocks at Royal Arsenal. Almost none of it has off street parking.
That is why one quote template does not work here. A house on Vanbrugh Hill needs a suspended bay and a crew that can carry down a steep pavement. A flat at Upper Riverside needs a booked service lift and a loading bay slot from the concierge. Settling that at survey stage keeps the quoted price the final price.
Areas We Cover
Streets And Pockets We Cover Across The Royal Borough Of Greenwich
Crooms Hill and Millennium Way sit three quarters of a mile apart and cause opposite problems: one is a narrow historic street where a stopped van blocks everything behind it, the other an estate road where you cannot reach the building without a booked bay.
Crooms Hill and Gloucester Circus
Georgian terraces along the western edge of Greenwich Park, with permit bays on one side and coach traffic using the hill in season. A van stopped here holds up both directions, so we suspend a bay where the council allows it.
King William Walk and Nelson Road
The town centre one way system carries buses, market deliveries and visitor traffic through the same few streets. We start these moves early, before the market trade and the Cutty Sark crowds build.
Trafalgar Road and Pelton Road
East Greenwich terraces in the EG permit zone, where bays are shared between permit holders and pay and display with a two hour maximum stay. Two hours is not a house move, which is why a suspension matters more here than almost anywhere in the borough.
Millennium Way and Upper Riverside
Peninsula blocks with underground loading bays, height barriers a Luton will not clear, and service lifts booked through the building manager. We confirm the lift slot and the barrier height before allocating a vehicle.
Westcombe Park Road and Vanbrugh Hill
Large Victorian villas on a hill, inside the Westcombe permit zone, with the Blackheath Standard shops filling nearby bays through the middle of the day. The gradient is the real issue: long carries with heavy furniture need more crew, not more hours.
Charlton Village and Charlton Church Lane
A narrow village street and a steep approach, inside the Charlton permit zones. On home fixture days the streets around the ground fill early and parking nearby drops to two hours, so we check the fixture list before setting a date.
Property Types
Georgian Terraces, Conversion Flats And Riverside Apartment Blocks
The building decides the method. These four property types cover most of what we move here, and what each needs on the day.
Period townhouses and listed terraces
Staircases in the older houses turn twice between floors, with half landings too tight for a three seater sofa or a king divan. Sash windows in listed properties cannot be removed for hoisting without consent, so anything that will not go up the stairs comes apart instead.
We measure the tightest turn at survey and tell you in advance which items need dismantling. Beds, wardrobes and modular sofas come apart and go back together as part of the job.
Riverside apartments and new build towers
Blocks on the Peninsula and at Royal Arsenal control access tightly. Service lifts are booked in slots, loading bays carry height barriers and time limits, and most managing agents want proof of cover before releasing the lift.
We deal with the building rather than leaving it to you: the lift booking, the bay slot, the documents the agent asks for, and a vehicle sized to fit the bay.
Victorian conversion flats
Conversions off Trafalgar Road, around Maze Hill and through Charlton share one front door and one narrow staircase with no lift. Bay windows, tiled hallways and other people’s post trays all sit in the way of a wardrobe coming down.
We cover communal areas before anything moves, use door and banister protection on shared stairs, and take larger items down in pieces.
Family houses with extensions and loft rooms
The 1930s semis around Charlton, Blackheath Standard and the Eltham border often have a loft reached by a steep fixed ladder, plus a garden room at the end of a side return. Driveways are usually too short for a Luton, which puts the van back on the street.
We plan the loft and garden room as separate stages, clear the side return before loading starts, and get the suspension in early where the driveway will not take the vehicle.
Parking & Permits
Bay Suspensions And Permit Zones In SE10, SE3 And SE7
The Royal Borough of Greenwich asks for 10 working days notice to suspend a parking bay, one of the longest lead times in South East London. Applications go through the council’s own service, Apply to suspend a parking bay, and we submit yours as part of the booking.
- Charges are set per bay per day, with a separate non-refundable administration fee on top.
- A resident moving house can request a second bay, free on the first day only. Both are charged from day two, which matters if the move runs over a weekend.
- Cancelling costs a percentage of the charge or a fixed minimum, whichever is greater, so the date needs to be firm before applying.
- Approval is not automatic. Parking Services check the request with the network management team, and a busy stretch of Trafalgar Road or Creek Road can come back with an alternative location.
- Zone hours vary. East Greenwich bays run to 6.30pm with a two hour maximum stay, while Charlton, Blackheath Standard, Westcombe and Eltham North each keep their own timings, and some streets inside a zone are exemption areas where permits do not apply.
- Signs go up ahead of the date. If a car is still in the bay on the morning, the council can send an enforcement officer but cannot tow it, so a second bay is worth having on a tight street.
- School Streets close roads near several schools in Charlton, Blackheath and Eltham at drop off and pick up in term time, enforced by camera. We check the signs on your street before setting a start time.

Common Questions
Greenwich Removals FAQs
Yes. The Royal Borough of Greenwich needs 10 working days notice to suspend a parking bay, and we submit the application once your date is confirmed. The council charges per bay per day plus a non-refundable administration fee, and those costs are passed on at cost.
We cover SE10 Greenwich and the Peninsula, SE3 Westcombe Park and Blackheath Standard, SE7 Charlton, SE18 Woolwich and Plumstead, SE9 Eltham, and SE2 and SE28 towards Abbey Wood and Thamesmead.
Yes. We contact the concierge or building manager before the date to book the lift and the loading bay slot, and we send over the cover documents most managing agents ask for. Peninsula and Royal Arsenal buildings almost always require this.
Two to three weeks is comfortable, mainly because of the 10 working day notice period for a bay suspension. Shorter bookings are possible, but without a suspension the van may park further from the door, which adds carrying time.
Yes. We handle office removals across the borough, including workplaces on the Peninsula and around Greenwich High Road, and we can work evenings or weekends where a building restricts access during business hours.
Blackwall and Silvertown are both charged crossings, so where a move uses one it is included in the quote rather than added afterwards. Greenwich is outside the Congestion Charge zone and our vehicles are ULEZ compliant, so neither of those applies.
