The Short Answer

How Much Do House Removals Cost in the UK?

Removal costs in the UK typically range from around £400 for a small one-bedroom flat to well over £2,800 for a large family home. That is before optional extras such as packing, storage or specialist item handling. A one to two bedroom flat usually falls between £400 and £800, and a three to four bedroom home between £800 and £1,500.

So how much is a removal company for your move specifically? The price of a house removal depends on a number of different factors, and no two quotes are the same because no two moves are. These are the four that matter most:

  • VolumeThe total volume of goods you intend to move. This sets the van size and crew, so it carries the most weight.
  • DistanceThe overall distance of travel. A move across town is priced very differently from a move to the other end of the country.
  • Complexity and accessStairs, lifts, long carries and parking difficulties at either property all add time.
  • Time of yearSummer holidays, the run-up to Christmas, Fridays and month ends cost more than a midweek date in a quiet month.

National Benchmark

Average Removal Costs in the UK by Home Size

These are average prices for a local house move of up to about 25km, including VAT. They are a fair yardstick for any quote you receive.

Average UK local removal cost, 2026
Property sizeAverage cost (inc VAT)Relative cost
1 bedroom£330
2 bedrooms£543
3 bedrooms£792
4 bedrooms£1,169
5 bedrooms£1,590

The jump from three to four bedrooms is where most people feel it. A fourth bedroom usually means a bigger vehicle or a second one, plus another pair of hands for the day.

London Prices

Removal Costs in London by Home Size

London quotes sit well above the national average. Crews spend longer on the road, parking bays often need suspending, and a third floor flat with no lift takes far more time to clear than a ground floor semi. The ranges below reflect what London customers are actually being quoted.

Typical London removal prices, 2026
Property sizeTypical rangeAverage (flat)Average (house)Range on a £0 to £4,000 scale
1 bedroom£338 to £630£434£466
2 bedrooms£763 to £1,400£912£834
3 bedrooms£1,169 to £2,169£1,186£1,252
4 bedrooms£1,627 to £3,082n/a£1,803
5+ bedrooms£2,130 to £3,790n/a£2,661

Notice the spread inside each band. A two-bed flat in a Clapham mansion block with a working lift and a suspended bay sits near the bottom. The same flat on the fourth floor of a walk-up in Battersea, with a carry from the next street, sits near the top. If your home is in a period conversion or a block with a booked service lift, our flat removals page covers how we plan for that.

Long-Distance Removal Costs Across the UK

Behind the Number

What Removal Companies Charge For: 6 Things That Set Your Price

When two quotes for the same move look very different, one of these is usually the reason. Knowing them helps you compare like with like.

How much you own

Bedroom count is a rough guide. A two-bed with a full loft, a piano and a garden shed can carry more than a sparse three-bed. A video survey settles it.

Distance and route

Inside London, traffic matters more than miles. Ten miles from Tooting to Ealing at 8am can take longer than thirty miles on the M25 at midday.

Floors, lifts and carries

Every flight of stairs adds time per item. A lift helps only if it is booked and big enough. Tell us about long walks from the kerb too.

Parking and London charges

Bay suspensions, red routes, controlled parking zones and the Congestion Charge all affect cost. Our area pages cover council rules borough by borough.

Date and time

Fridays, the last week of the month and May to September book up first. Short notice can cost more too, though our last-minute removals team often has gaps.

Services you add

Packing, unpacking, storage and specialist handling for items like a piano each add a line. Pick only what you need.

Before You Book

How to Check a Removal Quote Is Fair

A cheap quote is only cheap if it holds on the day. Use the tables above as your benchmark, then follow these steps.

  1. Give every firm the same details

Same inventory, same dates, same access notes. Otherwise you are comparing different jobs.

  2. Ask for a survey on bigger moves

For three bedrooms and up, a video or home survey stops the volume being guessed. We offer both.

  3. Get it in writing, itemised

The quote should list crew size, vehicle, hours or fixed price, and every extra.

  4. Question anything far off the benchmark

If a quote is well above or below the averages here, ask what explains it before you sign.

A fair removal quote should state

  • Whether the price is fixed or hourly, and what happens if the day runs over
  • Crew size and vehicle size
  • Packing materials included or charged separately
  • Who arranges and pays for parking suspensions
  • Cover for your goods in transit and the limit per item
  • Deposit, cancellation and postponement terms
  • Waiting time charges if keys are released late

Spend Less

Ways to Bring Your Removal Cost Down

Clear out firstSell or donate what you will not use. Less volume can mean a smaller van and a shorter day.
Move midweek, mid-monthTuesday to Thursday in the middle of the month is usually the easiest slot to book.
Pack the easy rooms yourselfBooks, clothes and kitchen basics are simple. Leave glass, art and TVs to the crew.
Sort parking earlyA suspended bay outside the door saves carry time. Some boroughs need 10 working days of notice.
Be accurate about accessA surprise fourth floor or no lift on the day is the main reason a final bill grows.
Take apart what you canFlat-pack beds and desks you can dismantle the night before cut time on the day.

Why Elephant Removals

Why Choose Elephant Removals for a Clear Price

Moving Londoners since 2003

More than 23 years of London moves means we price parking, stairs and traffic properly from the start, rather than finding them on the day.

Written quotes before you book

You see crew size, vehicle and every extra in writing. If something about the move changes, we tell you what it does to the price before the day.

Surveys that stop guesswork

For bigger homes we do a video or home survey, so the van is the right size and the crew count matches the job.

Pay only for what you need

Book a crew and van on its own, or add packing, storage and dismantling. Each is a separate line you can keep or drop.

Common Questions

Removal Cost Questions Answered

Removal costs in the UK typically range from around £400 for a small one-bedroom flat to well over £2,800 for a large family home, before packing, storage or specialist items. A one to two bedroom flat usually costs £400 to £800, and a three to four bedroom home £800 to £1,500.
London prices run higher. Typical quotes are about £340 to £630 for a one-bedroom move, £760 to £1,400 for two bedrooms and £1,170 to £2,170 for three. Where you land in each range comes down to access, parking, distance and how much you own.
Many firms price small moves by the hour and larger ones as a fixed job. Hourly rates depend on crew size and vehicle, so always ask whether a quote is fixed or hourly and what happens if the day runs long. We give a fixed written price for most house moves once we know the volume.
London prices run roughly 30 to 70 percent above the national average for the same size of home. Longer journey times, parking bay suspensions, controlled parking zones, red routes and the Congestion Charge all add time or cost. Older London properties also tend to have narrow stairs and no lift, which slows loading.
Not usually. Loading, transport and unloading are the base service. Packing for a three-bedroom home typically adds £400 to £500, and boxes may be extra. See our packing services page for what is covered.
Yes. Our moves carry goods in transit and public liability cover. Ask any firm you compare for its cover limits in writing, including the limit per item.
Yes. Summer holidays, the run-up to Christmas, Fridays and the last week of the month are the busiest times, so prices are higher and dates book up first. If your dates are flexible, a midweek move in the middle of the month, outside the school holidays, usually costs less.
Send us your postcodes, property size and access details through our contact page, call 020 8877 9263 or message us on WhatsApp. For three bedrooms and up we usually suggest a quick video survey so the quote is accurate.
